HOA approval for permanent lighting

What most HOAs want to see, what is in our free approval packet, and how the process works.

Permanent lighting changes the outside of your house, so if you live in an HOA community, plan on getting it approved first. Most master-planned communities want to see the product before they say yes. Check your HOA's deed restrictions or architectural guidelines for how to apply.

We make that part easy: every Texas Beam design comes with an HOA approval packet, at no charge.

★ The packet

What is in the Texas Beam HOA packet

  • Product spec sheet: what the track and LEDs are and how they mount.
  • Day and night renders of your house: what the street sees at 2 p.m. and after dark.
  • Track color match: the track is painted to match your trim.
  • Placement plan: exactly where the track runs on your roofline.
  • Everyday mode: a calm 2700K warm white for normal nights.

Prepared free with every Texas Beam design.

★ How it works

How HOA approval works with Texas Beam

  1. Free design. We measure your roofline and send back a lit preview.
  2. HOA packet. We prepare the spec sheet, renders, color match and placement plan.
  3. Your application. The packet goes in with your HOA's application.
  4. Install day. Once you're approved, our crew mounts the track, hides the wiring and matches the trim.
  5. Lights on. We set up your scenes and schedules in the app with you.
★ What HOAs ask

The questions the packet answers

Will it show during the day? Barely. The track sits under the eave and is painted to match your trim. See the day and night look.

Will it be bright colors every night? No. The everyday mode is a calm warm white. Colors are a scene you choose.

Will wires show? No. The wiring is hidden and the system runs from one power point.

If your HOA limits colors outside the holidays, set warm white as the everyday scene and schedule holiday colors for the dates you want. The app runs the schedule for you.
